Deposit Protection

Cruso & Wilkin are members of the Tenancy Deposit Scheme (TDS), which is a government approved tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd. 

The Housing Act 2004 has ensured that since the 6th April 2007 all deposits taken for Assured Shorthold Tenancies are to be registered with a Tenancy Deposit Protection Scheme. Landlords are no longer allowed to manage these themselves and must ensure this is registered with an approved registration service.

This scheme has been developed to ensure that deposits are held by reputable agents and are protected throughout the term of the tenancy. They also ensure that disputes concerning their return are resolved impartially, and inexpensively, for both landlord and tenant.

Ombudsmen Services (Property)

The law requires sales, lettings and managing agents to belong to a redress provider. Cruso & Wilkin are members of the Ombudsman Services (Property) which is an approved redress provider. 

Whilst we hope this is never needed should a client be unsatisfied with the way their work is handled they can refer this to the Ombudsman Services for further investigation and impartial decision making.
