Tenancy Applications/References

When applying to rent a property through Cruso & Wilkin you will need to complete a tenancy application referencing form for all occupiers over the age of 18, which includes providing proof of identity.
Please be aware we only reference one interested party per property

Question 2

Tenancy Agreement / Letting

Following receipt of satisfactory references and agreement to the letting between landlord and tenant Cruso & Wilkin will agree with both parties a convenient tenancy start date, term of agreement, conditions relating to the property and organise payment of rent and deposit.
A tenancy agreement will be prepared and forwarded for signature. Please speak to our Agents if you would like further details of the terms of the agreement.

Question 3

Rental Payments

The first month's rent together with the deposit must be paid in cleared funds prior to the tenancy start date payable either by direct bank transfer, cash or cheque. All future rent is payable in advance by standing order either direct to the landlord or into the Cruso & Wilkin Client Account.

Question 4

Deposit

Accepted Answer

Before the tenancy commences you will be required to pay a deposit. This deposit is held by Cruso & Wilkin as a stakeholder on behalf of the Tenancy Deposit Scheme. The deposit is held against any damages or expenses arising during your tenancy and will not be released until you have vacated the property, all rent has been paid up to date and following the end of tenancy inspection.

Question 5

Schedule Of Condition And Inventory

When the landlord requires a schedule of condition and inventory, this will be provided to you on the date your agreement commences by our third-part inventory company. They will meet you at the property, discuss the Inventory and you will be required to sign this at that time. Both parties will be provided with copies of the Inventory, which may then be used in any possible dispute over the return of the deposit.

Question 6

Property Visits

All properties will be subject to annual or bi-annual visits depending on the instructions of the landlord. The purpose of these is to review the condition of the property and ensure the landlord is meeting all Health & Safety requirements. The visit also provides you with an opportunity to notify us of any issues or problems you are experiencing with the property.

Question 7

Property Issues

On completion of the letting you will be informed by Cruso & Wilkin who you should contact in case of any issues or problems with the property. This will either be the landlord or Cruso & Wilkin depending on the landlord’s instructions.
