Location & Directions:

The land is located approximately 2 miles west of the market town of King’s Lynn. The land is situated off Station Road, Tilney All Saints and can be accessed off either the A47 or A17.


Terms of Sale:

The land is owned by two separate Vendors. The property is initially offered for sale by Private Treaty. The Vendors and their Agents reserve the right to invite best and final offers and/or conduct a private auction within a pre-determined timescale if required.


Tenure & Possession:

The land is offered For Sale, Freehold with Vacant Possession upon Completion.


Access (marked brown on the sale plan):

Access to the land is via a track off Station Road, the public highway.  Lots 1 and 3 will have the benefit of a Right of Way over the track subject to a maintenance contribution. It is noted  that Kenwick Farm has the benefit of a Right of Way along the track.

Overage Agreement:
