As such we provide three comprehensive packages for letting and management to suit all needs; however, the options available are not absolute and we are happy to discuss any individual requirements.

Services Provided

Let Only/Tenant Find Service

This service will suit landlords who prefer to manage their property but require the tenancy to be set up correctly with the most suitable tenant. Included within this service is the following:

  • Initial inspection and rental appraisal 
  • Preparation of letting particulars and advertising of property
  • Accompanied viewings 
  • Tenant referencing to include credit checks, landlords references, affordability calculation and immigration references
  • Collection and transfer of first month’s rental 
  • Collection and registration of the deposit with the Tenancy Deposit Scheme.
  • Preparation of the Assured Shorthold Tenancy Agreement together with the regulatory prescribed information. 

In addition to the above we are also able to assist with the preparation of Energy Performance Certificates and Schedules of Condition and Inventories if required. The costs for each of these are as follows:

Energy Performance Certificate (EPC) & Floor Plan 

An EPC is a mandatory requirement for all residential property being sold or let in England. Again, we have a third-party contractor who undertakes all our required EPC assessments. A floor plan is produced with the EPC and is included in the cost.

Schedule Of Condition & Inventory

We instruct a third-party firm of inventory clerks to prepare a comprehensive photographic and written inventory on behalf of the landlord and tenant. This includes reading electricity and water meters (as applicable).

They will prepare the inventory on the start date of the tenancy agreement, meet the tenant at the property to agree the condition, and ensure the Inventory is checked and signed by the tenant. They will also provide check-out services at the end of the tenancy agreement, which is paid for by the tenant.

We strongly recommend a schedule of condition and inventory to protect both parties should there ever be a dispute over the condition of the property. 

Rent Collection Service

With this service the maintenance and repair of the property will continue to be completed by the landlord however the rental will be collected and monitored by our highly trained staff, ensuring any potential rent arrears are immediately apparent.  The rent will be transferred every quarter to the landlords chosen bank account. 

 

Full Management Service

This service will suit a landlord who prefers a third-party to be entirely responsible for the day-to-day management of their property. In addition to the collection of rental, we arrange all repair and maintenance work, and ensure the property is kept in good condition by the tenant by way of an annual inspection. We also ensure a smooth transition at the end of a tenancy by negotiating any possible disputes in relation to the deposit.

 

Further Assistance

Whist we are able to provide letting and management services, we understand some landlords wish for assistance only with the preparation of the approved paperwork. Please see below a list of charges for the preparation of additional tenancy documentation as required:

Agreement Only 

Assured Shorthold Tenancy Agreement.

Deposit Registration 

This applies where Cruso & Wilkin have not been involved in the letting of a property and are registering and holding a deposit on behalf of a landlord (all letting services include this charge).

Service Of Notices 

Service of Section 21 Notices to evict a tenant and Form 9 Notices to ensure agricultural workers do not obtain assured agricultural tenant status where they meet the criteria (this fee is included within our fully managed services).

Additional Land/Grazing Agreement

Where an additional agreement is required for land over 2 acres that cannot be included within an Assured Shorthold Tenancy.

Annual Or Additional Property Inspection

Where Cruso & Wilkin are requested to undertake an additional property visit outside of the Terms of Business or to complete annual checks where a property is not managed.
